At AES Homes We Follow A Step-by-Step Process So You Know What To Expect

Our step-by-step approach to each project guarantees your project will proceed smoothly at every stage along the way, from our initial meeting to the day we down our tools for the last time, and you begin enjoying your brand new space that we’ve designed and created together.

Here’s an overview of what you can expect when we work with you:

Step 1: Initial Meeting

We look forward to introducing AES Homes in an informal, obligation-free meeting and hearing about your requirements.

Our philosophy when working with all our clients is one of partnership. When we first meet, our aim is to get to know you and for you to learn about us.

At our initial meeting, we’ll be listening carefully to you. We want to properly understand your requirements, ideas and expectations to best guide you on how we can help. We’ll be able to provide a general price guide for your project, and answer any general questions you may have.

It’s also an opportunity for you to find out about our work approach so you’re sure we are the right company to manage your building project.

At this stage a ball park estimate pricing can be given to ensure working within your budget requirements.

Step 2: Design Consultation

A Building Consultant will work with you to start to build a picture of your vision

One of our experienced Building Consultants will spend time with you to discuss your requirements in detail. They’ll gather all the information required to prepare detailed project plans for you to consider.

The consultation will also enable you to further evaluate our organisation’s communication and working style. We trust you’ll be comfortable with our open, collaborative and hands-on approach.

Step 3: Concept Design

This is where the exciting part begins as we prepare a formal concept plan for your review.

Our designers will consider all the information you’ve given us to prepare a concept plan incorporating architectural expertise, engineering advice as well as estimated building costs. You’ll find the proposed plans will reflect your requests and budget.

We’ll also provide you with a scope of works and formal proposal including full pricing, specification of building work and any options you’ve requested.

We look forward to formal approval of the plans at this stage to formally engage working with you and commencing the project.

Step 3:  Concept Design

This is where the exciting part begins as we prepare a formal concept plan for your review.
Our designers will consider all the information you’ve given us to prepare a concept plan incorporating architectural expertise, engineering advice as well as estimated building costs. You’ll find the proposed plans will reflect your requests and budget.

We’ll also provide you with a scope of works and formal proposal including full pricing, specification of building work and any options you’ve requested.  
We look forward to formal approval of the plans at this stage to formally engage working with you and commencing the project.

Step 4:  Plans and Approvals

We’ll prepare and submit the nece

  • a site inspection and detailed measuring of your existing dwelling
  • preparation of engineering details and design for proposed works
  • submission of a Development Application to the local council
  • a Construction Certificate from a certifying authority
  • Water Board Approvals
  • a Home Warranty Certificate of Insurance.

Once approvals are received from local authorities, a construction contract will be prepared with a detailed payment schedule and specification of building works.  This contract will constitute the formal building contract detailing the rights and obligations of all parties.

Step 5: Preparing to Commence

Approvals received, the building contract signed; we’re ready to begin construction.

Once we are ready to commence, we’ll meet with you on-site to explain the project plan in detail and assess the site for safety concerns so we can minimise any inconvenience or risk to you in the construction phase.

We’ll also help you to prepare for the construction phase of the project by offering advice on keeping you and your family safe, security issues, old material disposal, new material storage, on-site safety, potential causes for delay.

Step 6: Building Phase

We’re on our way to turning your dream into a reality!

Construction is our business and we have all the experience, skill and expertise for your building project to run smoothly, on budget and on time. At AES Homes we know sometimes building projects are not necessarily a simple exercise. (At the same time, we’re also used to customers being absolutely delighted with the end result and completely satisfied that it is all worth it!).

So while we know how projects tend to run, we understand that for our clients, there are times when the building phase of the project can be unsettling. To help you through the experience, we’re committed to being available at all times and accommodating to your questions and needs throughout the process.

Step 7: Approaching Completion

Finishing on a high – making sure every last aspect of the project meets your expectations

Towards the end of the building phase, your project manger will have a walk-through inspection with you. A ‘to do’ list will be compiled of outstanding jobs to be finished before the project is considered complete. Once the list has been satisfactorily attended to, your project will be finalised and it will be time to enjoy your new build!
